Design and build fees

Regarding design and build fees, we know you value clarity and simplicity. At the higher end of the market, you want to feel confident in our delivery and to know we’ll meet the objectives we’ve agreed together.

Chartwell will absorb all the essential elements, including design, resources, materials, build costs and reduce risks.

  1. Feasibility Report: Fixed fee of £499 plus VAT, payable in advance of site visit

We include a site visit and analysis, and research of the site’s history. Plus, obtaining Ordnance Survey (OS) and utility service mapping. Your Feasibility Report also involves:

  • A full analysis of your requirements, development of your brief and a concept sketch idea
  • Preliminary cost indications
  • A follow-up meeting to present your report, answer any questions you may have and present a fee proposal to obtain planning consent

2. Planning Consent: From £3,500 plus VAT. Payable in two instalments. We’ll charge 50% upfront, with the remaining 50% payable prior to the planning application submission

  • All the essential elements of a planning consent application, such as a measured survey, drafting of existing and proposed drawings, and the concept design. Likewise, we will finalise and review the proposed drawings. And, prepare preliminary costs with our build team.
  • Chartwell will prepare a planning statemen and a design and access statement. Also, a sustainability statement in support of your application. After submitting the planning application (fee not included), we will arrange a meeting with you to discuss the next steps and present a detailed construction quote.

3. Construction: From £2,500 per sq metre plus VAT.

This will be payable in the following structure, in line with completing the agreed construction milestones outlined in your payment schedule:

30% deposit
25% instalment; 20% instalment; 20% instalment; 5% final instalment to be paid on completion of snagging/handover.

What’s Included in Design, Construction and Handover

  • All technical design details to reflect structural specifications, calculations and schedules, including windows and doors and M&E conditions. If applicable, an updated building quote will follow a technical design review.
  • Chartwell will create a tailored management plan to confirm all your required mobilisation and preparation needs:
  • The procedures to follow concerning access, logistics, welfare, neighbour liaison protocols, etc. Your plan will take into account any tree and/or heritage protection measures, and all practical aspects such as soft furnishing cleaning, packing, moving, storage, mail redirection and meter readings.

Construction

  • Demolition, foundation construction, below and above-ground drainage, floors, roofs, windows and doors, plastering, tiling and joinery in all project-related rooms.
  • All stages of plumbing, heating, electricity and ventilation. Hard and soft landscaping, including boundary fencing, are also included.

Handover and Finishing Touches

  • Professional post-build cleaning, return and unpacking of your furniture, and a walkthrough to inspect your new home to agree any remedial works.
  • For any home furnishings/décor purchased through Chartwell, we will organise delivery and have everything unpacked, assembled as required, and placed as per an agreed furniture plan. The team will remove and responsibly dispose of all packaging.
  • Please note: Any interior furnishings, window dressings and home décor commissioned through us will be billed separately from construction costs, with payment required upfront.
  • We will be pleased to present your Home User Manual, full of practical information about your new home, as well as guarantees, certificates and a set of as-built drawings.
